From first conversation to settled property — here’s exactly what to expect.
One of the biggest fears with interstate investing is not knowing what you’re getting into. So here’s the full process, step by step — no surprises, no fine print.
Most clients go from initial call to settled property in 6 to 8 weeks.
STEP 1 — STRATEGY SESSION | Week 1
We start with a free 20 minute call to understand where you’re at — your goals, borrowing capacity, timeline, and what you’re actually trying to achieve. Not just financially. In life.
If we’re a good fit, we move into a full strategy session where we map out a clear plan — how many properties, what type, what markets make sense for your situation, and what success looks like for you specifically.
No cookie-cutter strategies. Every plan is built around you.
STEP 2 — MARKET SELECTION | Weeks 1–2
This is where the data work happens — and it’s where most investors get it wrong on their own.
I analyse vacancy rates, population growth, infrastructure investment, supply and demand dynamics, and price trajectory across multiple markets simultaneously. I’m looking for markets where demand is outpacing supply and where the timing is right — before the crowd catches on.
I present you with a clear recommendation — the market, the reasoning, and the data behind it. You’ll understand exactly why I’m recommending it, not just what I’m recommending.
STEP 3 — PROPERTY SOURCING & DUE DILIGENCE | Weeks 2–6
Once the market is confirmed I start sourcing — both on-market and off-market properties that meet your criteria. Every property goes through full due diligence before it’s ever presented to you.
That means comparable sales analysis, rental appraisal, growth potential assessment, and on-the-ground checks through local property managers and inspectors. If something doesn’t stack up it never reaches your inbox.
On average it takes around 6 weeks to find the right property and get it under contract. Sometimes faster — but I’d rather take the time to find the right one than rush you into the wrong one.
STEP 4 — SECURE & NEGOTIATE | Week 6
When we find the right property I negotiate hard on your behalf — on price, terms, and conditions. The goal is always the best possible outcome for you, not a quick close.
I coordinate the full legal and due diligence process including conveyancer, building and pest inspections, and any other checks required. You’ll never feel like you’re managing the process alone.
STEP 5 — SETTLEMENT & PROPERTY MANAGEMENT | Weeks 6–8
From unconditional contracts to settlement is typically around two weeks. Once settled I help assign a quality property manager in the area — someone I trust, who knows the local market, and who will set your investment up properly from day one.
